Tips for a 30 × 50 plot
- At 30 ft wide you can place two rooms side by side, with a 5–6 ft strip between them for toilets. A dog-leg stair about 7 ft wide fits comfortably.
- Put bedrooms at the rear, away from road noise, and the living room towards the road.
- Plan the structure for at least one more floor than you build now. The extra cost of stronger columns and footings is small.
- Our drawings use the whole plot. Your local setbacks usually take 3–10 ft off the front and some off the sides and rear, so shrink the plan or pick the next smaller size. See the setbacks guide.
