Tips for a 15 × 30 plot
- At 15 ft wide, one side strip of about 5 ft holds the toilets and stair, and the rest of the width is used for rooms. Avoid side setbacks if your local rules allow it, or the rooms get too narrow.
- Shallow plots work best with the parking beside the living room rather than in front of it, so the full depth is used for rooms.
- On a small plot, a duplex (G+1) roughly doubles the usable area. Building the stair now, even for a single floor, saves breaking walls later.
- Our drawings use the whole plot. Your local setbacks usually take 3–10 ft off the front and some off the sides and rear, so shrink the plan or pick the next smaller size. See the setbacks guide.
