Frequently asked questions

Answers about using the plans, downloads and planning your build.

Are these house plans really free?

Yes. Every plan can be viewed and downloaded as a PDF without signing up or paying. You may use them for your own home and share them with your architect, engineer or contractor.

Can I build directly from these plans?

No. They are concept floor plans showing room layout and sizes. To build, you need approval drawings from a licensed architect and structural drawings from a licensed engineer, based on your exact plot, soil and local rules.

Why does the plan cover the whole plot?

So that plans for the same plot can be compared. Your local setbacks will take some space at the front, rear and sides. See the setbacks guide for how to adjust a plan.

How do I download a plan as a PDF?

Click PDF on any plan card, or open the plan and click Download PDF. Each PDF has the drawing of every floor on one page and a full room schedule on the next. On each plot-size page you can download all its plans in one PDF.

My plot faces the other way. Can I flip a plan?

Yes. Open the plan and switch on Mirror left/right. The PDF you download from there is mirrored too.

Which plot size should I pick if mine is in between?

Choose the largest size that fits inside your plot after setbacks. The plan finder does this for you.

Are the plans Vastu compliant?

Many follow common Vastu ideas, such as bedrooms at the rear and a separate puja room. Whether a plan suits Vastu depends on which way your plot faces. Use the Vastu guide and the mirror switch to check.

How accurate is the cost calculator?

It gives a budget-level estimate from a per-square-foot rate. Real costs vary with city, soil, design and material prices. Use it to plan, then compare contractor quotes.

What does the built-up area on each plan include?

The total of all room sizes except open areas such as sitouts, gardens and open terraces. Walls are not included, so add about 10% for wall thickness.

Why do some small plots show only two-wheeler parking?

A car bay needs at least 9 × 15 ft. On shallow plots, giving that space to parking would leave rooms too small, so those plans use bike parking.

My plot is attached to neighbours on three sides. Which plans work?

Use the 'Front open only (row house)' filter. Those plans get light and air only from the road side plus open-to-sky courts, shafts (OTS) and a rear open space inside your own plot, and no window faces a neighbour's wall.

Do the plans show windows?

Yes. Windows are drawn as a thin double line on walls that face the road, a courtyard, shaft, yard, sitout, balcony or terrace. On ordinary plans the side and rear boundaries count as open; on front-open plans they don't.

Do the plans show doors, the main entrance and the terrace?

Yes. Every room has a door drawn with its swing, the main entrance is marked in orange, and each plan includes a terrace drawing with the stair cabin and overhead water tank.

Why does every plan have a stair, even single-storey ones?

So you can use the roof as a terrace from day one, and add a floor later without breaking walls. The stair takes about 60–80 sq ft and is the hardest thing to fit in afterwards.

Can a duplex plan be built one floor at a time?

Yes. Build the ground floor first with the stair, and design the foundation and columns for the full height now.

What is the difference between a duplex and 'Two floors' plans?

A duplex is one home over two floors with an internal stair. 'Two floors' plans have a complete home on each floor, each with its own kitchen, so one can be rented out.

Do you have plans for plots larger than 40 × 60?

Not yet. For larger plots, the 40 × 60 plans can be expanded by an architect, or two plans can be combined.

Can I use these plans commercially?

Please don't resell the plans or republish them as your own. Builders and architects are welcome to use them as a starting point in discussions with clients.
